This is the first in a series of videos from Mr. Mosby, who aims to help explain how facility issues arise and the cycle districts get stuck in with emergency repairs.

the high school they're in uh McPherson is has a metabolic age of about 90 years old as it says today but if you were to make an investment of 62 and a half million dollars into it the the software models and it comes out and says well by doing that you're going to reduce that metabolic age of that facility down to 55 years my name is Dave Mosby I am a facility consultant I currently work for building controls and Services I want to tell you a little bit about my background first I was in the United States Air Force I was a pilot uh I retired in 1992 following that I went to work for the state of Missouri where I worked in the division of facilities management designing construction ultimately my last 3 years I was the director of facilities and design and construction and appointed by the governor I went to work for a BCS in 2014 and I have almost solely worked with the public schools in in Kansas so the past 12 months I've been able to collect the condition data age modifications uh things that you've done to your buildings and ultimately been to arrive at what's called a metabolic age and I I call it that because I I have a set of scales at home and when I get up in the morning I weigh and it gives me my weight but it also gives me my body mass index it shows me the uh visceral fat that I have my water content and It ultimately summarizes all that into 1 number and it's called metabolic age and for instance this morning it said I was 80 years old metabolically and I am 80 years old but my body must indicate that I'm 80 because the condition of my systems and all those things associated that number is only useful in doing comparisons to benchmarking standards so the data I've collected over the years we can use use that to compare like buildings to like buildings and also see the benefit of making adjustments to buildings adding and upgrading the systems because you can get a system reset and it will reduce your metabolic age of the facility the problem with our buildings just as if our bodies is the older we get the older they get metabolically clinically if you will the we have a greater propensity for emergencies and buildings are the same way and so what are the common things you can do is measure the amount of emergency spin that you have each year you can see that it will begin to increase as the age of the building gets greater and that's just common sense to realize that as they age out there's more things going to break and you're going to have to spend a larger and larger percentage of budget on making these things work properly and those costs are much higher than if you planned to actually fix those things so there is a ratio if you will of doing preventive maintenance tasks to emergency task or corrective maintenance and is that number grows and we see it approaching 25% of all the work I do is emergency we know we've gotten into a problem and we end up in this what I call it thus spiral of where we're spending more and more of our time and our resources fixing things that are broken disrupting the overall operation of the school oh it's intense so that is what metabolic age of a facility gives us it says there is a higher propensity that there's going to be issues with the emergency spend
